Metis is responsible for providing strategic asset management advice across The Springs, which is a 100,000 sq ft shopping centre that dominates retailing in the affluent and attractive Roman spa town of Buxton on the edge the Peak District National Park.

This role covers a number of complex issues, including:

Strategic advice

We consider and explore opportunities that add value to the centre such as development options, unit alterations/extensions, lease restructures and tenant relocations. We have successfully implemented a number of initiatives and we continue to explore a variety of opportunities.

Rent review and lease renewal advice

We structure our advice accordingly to ensure the maximum rent is achieved at rent review, which in turn enhances capital value. We carefully scrutinise the occupational leases to identify those lease terms that impact on rental value.

When providing lease renewal advice, we have an excellent understanding of the Landlord and Tenant Act 1954, including interim rent, notice procedures and grounds of opposition. We combine this technical knowledge with our market knowledge to ensure our client’s goals are achieved and the best possible outcome is secured; thereby maximising capital value.

New letting analysis

We provide the letting team with advice in relation to new lettings and the implications on future events going forward to assist in establishing, maintaining and protecting appropriate rental tones across the various parts of the shopping centre.

Wider remit

We liaise closely with appropriate partners and service providers to help maximise the performance of our client’s asset. This includes regular meetings with High Peak Borough Council to discuss wider town centre proposals and investment in the town.
